Lead quality
Most lead sellers are middlemen. They buy from an aggregator, mark it up, and sell the same name to four brokers. I am not a middleman. I am a mortgage broker who generates his own demand, and Ontario now sends me far more of it than I have any right to touch.
Every enquiry is generated in house, for my own business, and paid for out of my own pocket. Nothing is bought from an aggregator, nothing is scraped from a directory, nothing is co-registered on a sweepstakes page.
Assigned to a single broker and never offered again. You are not racing three other people to the phone, and the consumer is not getting six calls in an hour.
Before an enquiry exists, the consumer types a six-digit code sent to their mobile. Fake numbers, typos and throwaway entries never make it into your board.
It lands in your board the moment the form is submitted, while the consumer still has their mortgage on their mind and their phone in their hand.
What you receive
I pass you the consumer and what they asked for. I do not pass you their income, their balance or their credit, and that is deliberate, not a limitation of my data.
Mortgage brokering in Ontario is a licensed activity. I hold a licence in Quebec, not in Ontario, so I stay on the referral side of the line and you remain the only licensed party touching the consumer's financial picture. You would run your own discovery anyway. This way it is clean for both of us.
Pricing
You pay what the enquiry cost to generate, plus a small spread that covers the work of running the campaigns, verifying the numbers and getting the enquiry to you in seconds. No rate card, no negotiation, no volume games, and no fee for being on the network.
That is a hard ceiling, not a target. Whatever happens upstream on a given day, your price stops there and I carry the rest. For scale, brokers on the Quebec side of this network pay an average of $120 plus tax per enquiry.
Refinance, pre-qualification, or both. Each type has its own monthly dollar budget, so you can lean into the business you actually want and leave the rest alone.
When a budget is spent you stop receiving that type until the 1st. Raise it any time and it applies immediately; lower it and the change takes effect next month, so nobody games the queue mid-month. One pause per month, one click either way.
How it works
Your name, your FSRA licence number and your mobile. The licence is checked against the public registry while you type.
I review every application by hand. Same day in most cases. You get a text the moment your account is live.
Choose refinance, pre-qualification or both, set a monthly dollar budget for each, and add your card through Stripe.
Enquiries land in your board as they come in. Move them through your own columns, keep your notes, watch your budget bar.
Who you are dealing with
I own a licensed mortgage brokerage in Quebec. Everything I know about generating mortgage business, I learned filling my own pipeline with my own money, month after month, through good quarters and bad ones.
It works well enough that Ontario now sends me a serious volume of enquiries every month. I am not licensed there and I have no intention of becoming licensed there, so every one of those people is someone I cannot help. They either go to waste, or they go to an Ontario broker who can actually do the work.
That is the whole business. Not a marketer who found a vertical, but a broker passing on demand he cannot serve, to people who can.
Almost none of those people are in Ontario. That audience is French, and it lives in Montreal, Quebec City and Laval. I am not selling you access to it and I will not pretend otherwise. What it tells you is something else: I know how to make people who are thinking about a mortgage stop and pay attention, at volume. That is the skill now pointed at Ontario.
Which is also why I care who ends up on the other end of the phone. Our industry is judged one call at a time, and a consumer who fills a form and gets a fast, straight, competent call back thinks better of every broker after that. That is the standard I am selecting for.

The standard
There is no quota to fill. Every application is read by hand and some are declined, because the goal is not the most brokers, it is the best ones. An enquiry is only worth being exclusive if the person calling it is worth the call.
Your FSRA number is checked against the public registry before I ever look at your file, and rechecked as licences come up for renewal. No unlicensed referrers, no assistants, no side arrangements.
These people asked to be called. The brokers who ring within the hour do well here and stay. The ones who let enquiries sit until tomorrow are the reason consumers distrust the industry, and they do not last on the network.
You are the licensed party. Give people real advice, decline what does not make sense, and do not push a product to make the month. It comes back to all of us.
I would rather say no than fill the list badly. Choosing who takes these calls is what makes an exclusive enquiry actually exclusive, and it keeps me reachable when something goes wrong with one of yours.
Security and privacy
A mortgage enquiry is someone telling a stranger they need money. That deserves more care than a marketing list gets. Here is how the platform is built and what I commit to, in plain terms, so you can answer your own compliance questions and your clients' too.
Data lives in a Canadian region and never leaves the country. Encrypted in transit and at rest, with the most sensitive fields encrypted a second time at the column level.
Every enquiry is bound to one broker at the database level. There is no shared list, no export of other people's leads, and no way for one account to read another's board.
Payment is handled by Stripe. We store a token, not a number. Charges are per enquiry, itemised, with a receipt for each one.
Each consumer confirms a code on their mobile and agrees, in writing, to be introduced to a licensed Ontario broker and contacted by phone. We keep the exact wording they saw, the time, and the proof, for as long as the law requires.
One request from a consumer, to us or to you, is propagated to every account that ever received that enquiry within ten business days. That is in your agreement, and in ours.
Two-factor sign-in for every broker and for me. Every access to an enquiry is logged and kept. Independent security testing before launch, then every year.
From a consumer: first and last name, mobile, email, city, and whether they asked about a refinance or a pre-qualification. Nothing about income, debts, property value or credit. From you: your name, licence, contact details, and a payment token. Nothing is sold, shared or used for anything but this introduction.
Consent records are kept for the period the law requires, then deleted. No indefinite archives.

No. My brokerage is licensed in Quebec and does not write mortgages in Ontario. I have no Ontario licence, no Ontario clients and no intention of getting either. Every Ontario enquiry I generate has exactly one place to go, and that is to a broker on this network.
You are. Mortgage brokering in Ontario is a licensed activity, so I stay strictly on the referral side of the line: I introduce a consumer who asked to speak to a broker, and I pass their contact details and the nature of their request. Nothing about their income, their balance or their credit. You run your own discovery, on your own licence, the way FSRA expects.
Some will not answer, and some will turn out not to be ready. That is the business, and it is priced in. What I control is that the person is real, reachable and asked to be contacted: every mobile number is confirmed by a six-digit code before the enquiry is even created, and the enquiry goes to you alone. Enquiries are sold as delivered and are not refundable, so the price is set with that in mind rather than padded and then argued about.
Per enquiry, on the card you have on file, at the moment it is assigned to you. Nothing is delivered until the charge succeeds, and nothing is charged for an enquiry you did not receive. No monthly platform fee, no setup fee.
One pause per calendar month, one click, and one click to restart with your budget intact. A second pause in the same month takes you out until the 1st. You can cancel entirely at any time, and come back when you want.
No. There is no number I am trying to hit; each application is read by hand and some are declined. A broker who does not call fast, or does not treat the file straight, is not what the person on the other end asked for. If you are declined, you will hear it from me, plainly.
As fast as you can. These consumers filled a form minutes ago expecting a call back. The brokers who do well on this network call within the hour; the ones who wait until tomorrow do not renew.
Where this goes
Most people who need a mortgage still walk into their bank, because it never occurred to them to call a broker at all. That is not a competitive problem between us. It is a marketing problem, and marketing happens to be the thing I am good at.
So as the Ontario side of this network grows, I am putting my own media behind it. Not campaigns that sell my name or yours, but the plain idea that talking to a broker gets you a better answer than accepting the first rate you are offered.
More people picking up the phone means more business for everyone on this list, including the ones I never speak to. That only works if the brokers taking those calls are worth calling, which is the whole reason the list stays short.
